We are seeking an Operations Manager who thrives in a hands-on environment, builds systems from scratch, and wants to play a key role in scaling a small business into a larger, more efficient organization.
About the role
The Operations Manager will serve as the right hand to the Owner, overseeing daily operations while building the processes, systems, and team structure needed for growth. This role is both strategic and hands-on — ideal for someone who enjoys solving problems, improving systems, and driving measurable results.
This is not a maintenance coordinator role — this is a business-building role.
What Success Looks Like
Within 12 months, you will:
Improve operational efficiencies that benefit staff, company and clientsImplement standardized systems and KPIsIncrease portfolio profitabilityReduce vacancy days and maintenance turnaround timeHelp prepare the company to scale 2–3x over the next 3–5 years
Core Responsibilities
Growth & Scalability
Build and document standard operating procedures (SOPs)Implement KPIs for leasing, maintenance, collections, and retentionIdentify inefficiencies and drive continuous improvementIntegrate AI into operations and other new technology platformsSupport portfolio expansion through operational readinessSupport integration of new business units
Financial Performance
Assist in managing property-level budgets and cost controlsMonitor rent collection and delinquency trendsImprove NOI through expense management and revenue optimizationReview and approve vendor invoices and contractsAssist in completing new proposals for clients
Maintenance & Vendor Oversight
Oversee work order flow and turnaround time as a KPIImplement best practices related to preventative maintenance programsBuild a reliable, cost-effective vendor networkNegotiate pricing and service agreements
Team Leadership
Training of team in new technology and AICreate accountability through performance metricsAssist with hiring and training as we growFoster a culture of ownership and execution
Ideal Candidate
3–7+ years in property management or real estate operationsExperience in a small or growing company preferredStrong financial understanding (budgets, P&L, NOI)Process-driven but adaptableComfortable wearing multiple hatsStrong leadership presence with a roll-up-your-sleeves attitudeFamiliarity of property management software (AppFolio, Yardi, Corrigo, etc.)

Compensation
