Each project is approached with speed, accountability, and bold decision-making, offering the opportunity to help shape a next-generation development platform Position Summary Starlight Development is hiring a Senior Project Manager to lead the delivery of high-end, luxury single-family residential projects on Vancouver Island. This is a fully onsite role requiring hands-on leadership across all phases of construction. This role is suited for an experienced builder-operator who has successfully delivered custom luxury homes in remote or logistically complex environments. Projects may include coastal builds, access-limited sites, and properties requiring self-sufficient infrastructure and precise coordination of trades, materials, and schedules. You will be responsible for end-to-end project execution, from pre-construction through completion, ensuring alignment with design intent, budget, and timelines. This role demands ownership, strong field presence, and the ability to operate with limited oversight while maintaining exceptional standards. Key Responsibilities Project Leadership & Execution Lead projects from planning through construction and closeoutDefine scope, schedules, budgets, and resource allocationDrive execution on-site, ensuring daily progress aligns with milestones Luxury Residential Delivery Oversee construction of high-end, custom single-family homesEnsure exceptional quality, craftsmanship, and adherence to design visionCoordinate closely with architects, designers, and specialized trades Remote & Complex Build Management Manage projects in remote or access-limited environmentsCoordinate logistics including materials delivery, labor planning, and site accessAnticipate and resolve infrastructure challenges (utilities, terrain, weather, access constraints) Cost, Schedule & Contracts Prepare and manage budgets, estimates, and schedulesMonitor costs, approve expenditures, and maintain financial controlEnsure all contracts, permits, insurance, and compliance requirements are met Stakeholder & Vendor Management Maintain strong relationships with subcontractors, suppliers, and consultantsCommunicate regularly with internal stakeholders and ownershipResolve issues proactively to maintain timelines and quality standards Site Operations & Team Leadership Lead on-site teams including superintendents, APMs, and field staffEnsure coordination across trades and maintain productivity on siteUphold safety standards and enforce quality control processes What You Bring 10+ years of construction experience with a strong focus on luxury single-family residentialProven track record delivering custom homes in remote or challenging environmentsDeep understanding of construction methodologies across wood frame, concrete, and steelStrong command of budgeting, scheduling, and cost controlAbility to operate independently in a fully onsite, high-accountability environmentExperience managing full project lifecycle from pre-construction to completionStrong leadership, communication, and problem-solving skills Who You Are Execution-driven: You take ownership and deliver results, not just plansField-oriented leader: You are comfortable being on-site full-time and leading from the frontSolutions-focused: You navigate ambiguity and solve complex build challenges quicklyDetail-obsessed: You maintain high standards of quality and precisionResilient: You thrive in demanding environments with evolving priorities Role Details Location: Vancouver Island, BC (Fully Onsite) Locations: Vancouver, Canada
