Position Overview: NYCEDC is seeking a collaborative and analytically driven professional to join the Cruise portfolio team. This role offers the opportunity to contribute to a dynamic portfolio that advances economic growth, environmental sustainability, and socially responsible urban tourism.
Reporting to the Vice President of Cruise, the Senior Associate plays a key role in managing financial performance and data-driven decision-making across the Cruise portfolio. This position oversees operating and capital budgeting, maintains and analyzes financial and operational datasets, and supports financial modeling and scenario analysis. The role also develops a strong understanding of contractual agreements to inform strategic and operational decisions.
Responsibilities:
Support the Cruise portfolio’s strategic priorities by leading targeted workstreams and executing initiatives that support departmental goals.
Design and implement systems that drive efficient operational performance across the Cruise portfolio, including managing annual budgets, producing monthly and quarterly financial reports, and conducting variance and data analyses to support decision-making.
Build and maintain structured datasets to track key performance indicators (KPIs), enabling effective monitoring, reporting, and data visualization.
Partner with cruise lines, terminal operators, vendors and internal teams to collect, analyze, and report on key operational metrics, including berthing utilization, shore power usage, employment, and transportation trends.
Support business development and negotiations by performing quantitative analyses that strengthen financial performance and market competitiveness.
Coordinate capital planning efforts by collaborating across teams to evaluate, justify, and manage capital projects and funding strategies.
Execute core asset management functions, including supporting tenant engagement, reviewing financial reports, and monitoring lease pipelines, expirations, arrears, collections, insurance matters, and litigation.
Develop financial models and underwriting analyses to support redevelopment initiatives and other large-scale investments.
Enhance decision-making by identifying process improvements, mitigating risks, and ensuring regulatory compliance.
Lead and contribute to cross-functional projects by serving as either a project manager or a collaborative team member, depending on business needs.
Analyze asset utilization and profitability against industry benchmarks and recommend strategies to optimize portfolio performance.
Provide team support by contributing to broader priorities and offering coverage as needed.
Minimum Qualifications:
Bachelor’s degree in data science, finance, accounting, economics, business, public, urban development or a related field; Master’s degree in related field preferred
3+ years of work experience in real estate, finance, data, public policy, transportation, real estate redevelopment, asset management, and/or strategic consulting
Demonstrated interest in sustainability, including initiatives related to shore power, renewable energy, infrastructure, or responsible tourism
Interest in or exposure to the cruise, transportation, or maritime industry
Experience working with private and/or public sector planning and development processes
Demonstrated analytical and project management capabilities, with a focus on accuracy and detail
Experience with Power BI or similar data visualization tools
Advanced proficiency in Microsoft Excel for financial modeling and data analysis
Effective written, verbal, and visual communication skills
Demonstrated ability to work independently and collaboratively, manage priorities, and deliver results
Experience conducting financial structuring and investment analysis, including NPV, IRR, and other scenario modeling
Familiarity with NYC-specific planning and development processes
NYC residency required within 180 days of hire
